Know Your Property (KYP)

Before listing your property, ensure you have gathered all relevant regulatory clearances. Select your property type to review the checklist:

  • Lot Size documentation: Must specify dimensions in perches, acres, hectares, lanchams, govi pala, or sq ft/m².
  • Approved Survey Plan.
  • Street Line & Building Certificate (Street Line Certificate).
  • Drainage Certificate.
  • Water Clearance Certificate.
  • NBRO (National Building Research Organisation) Certificate (especially for hilly areas).
  • CCD (Coast Conservation Department) approval where applicable (for coastal zones).
  • Zoning approvals.
  • Property Tax (wari-panang/rates) settlement slips with the relevant local Municipal Council or Pradeshiya Sabha.
  • Building Plan approval.
  • Square Footage & layout details.
  • Room/bathroom count.
  • Age of construction.
  • Land status: Freehold, Leasehold, or Condominium.
  • Gated community status.
  • Government-gifted land status validation (checking restriction clauses on transfer).
  • Same municipal/tax/clearance certificate requirements as Land (Street Line, Drainage, Rates, etc.).
  • Builder/Developer company credentials.
  • Project/Complex name.
  • Square footage (usable floor area) and floor plan.
  • Room & bathroom count.
  • Total building unit count.
  • Building age and maintenance history.
  • Title status: Freehold or Leasehold.
  • Management Company credentials and amenities.
  • Maintenance/Condo fees, and sinking fund balance status.
  • Pending litigation check.
  • Loan settlement certificates (Deed release).
  • Zoning and municipal compliance checks.
  • Certificate of Conformity (COC).
  • Condominium Declaration (and Deed of Declaration).
  • Government safety notices.
  • Lot size, boundaries, and title status (Leasehold/Freehold).
  • Water conditions: Swimmable, diving, or fishing suitability, and any coastal hazard zones.
  • Beach-building setback restrictions (under CCD rules).
  • CCD (Coast Conservation Department) approvals.
  • For commercial tourism properties: Sri Lanka Tourism Development Authority (SLTDA) approvals, certified financial statements, mortgage/loan status, liquor permits, and local Pradeshiya Sabha/municipal approvals.
